Buying a house or a property for a dwelling is always an emotional investment for a buyer. Every time he/she buys a property he/she would make an investment that will reap fruits later in the years to come. For a property dealer also it is very important that the real estate market should keep its buyers hooked up for them to make any type of investment. Real estate business is not an easy market because the prices of the properties rise and fall sporadically, leading to a lot of uncertainty. The property rates however vary from market to market. It can be said that the prices are determined by local factors and people dwelling in that locality because conditions differ from place to place. There is a trend of accession followed by this market in which prices of the land rise at a quickening rate because factors like extra central bank liquidity/free credit/broiling foreign money drive a good bidding cycle well above sustainably inexpensive stages. As a result of which progressively the nervous owners of the properties will make all possible attempts to sell out before this surge ends. So, the supply would head fast but the prices would stagnate. An inventory will start building, as a result of which the sellers will start lowering the prices. Now begins a vicious cycle in which the buyers would lose the mojo and not want to invest in property where he/she once was, causing sellers to drop prices further. This tendency of demand – supply and pricing is known as Bubble in the market. However, the market has come out of the recession and the prices of the properties have hit the all-time high. The leading countries in which the property rates rose as high as 148% are Hong Kong, Iceland and New Zealand followed by China, Sweden and Canada. Studies claim that the prices of good affordable homes will rise in the coming years because of their shortage. Also, adding to this is the average growth in the earnings of the buyer which remains much lower than the rise in the prices of these houses.

Another significant factor for lower purchase rate of the real estate are the growing mortgage rates which is a big fear of prospective homebuyers, encouraging them to lock in the current options ,even though they’re less than the best. Growing rates also thrust unreliable buyers into the market, these are the ones who may choose to be on the boundary about buying the property.

Another reason for the increase of house prices is the local currency perspective of the buyer. The modern world is built majorly on debt, which is in-effect borrowing from the future generations.  Since the present generation is characteristically more restricted in its grossing capacity than the future generation, central banks of the nations all around the world are incentivized to lessen the local currency to refund those debts that are created by the current generation.  It's surely easier to say there's suddenly more money around instead of depicting the dearth of the money to actually increase efficiency that would be adequate enough to produce an extra amount needed to pay the debt. Ultimately, development in business series, credit obtainability, and demographic drifts are also the factors that drive demand of real estate that will lead to actual price increase in housing. A land closer to a population and economically active center, an owner can just sit on the economic development to crop the increase in the worth of the use value of the piece of his/her land. Housing prices go up due to the combined effect of inflation on the price of it and the increase of worth or the utility of the property. Increasing population in a given area rises the demand of the property. Heaps of opportunity to find occupation in a given area will lead people to move or immigrate to a certain region in order to find work. Land values determine the housing prices largely. 

Rising property prices over the previous 25 years have made owing a home a far-fetched dream for millions of people. But this development has created a response loop that inspires investors to venture in property market. This distracts capital from fruitful parts of the economy, and kicks the prices even extra ahead from what the typical family can afford.

FIFA World Cup and the world

Supposedly you are on the way to your office, following that same routine which you do every day. Suddenly you see a crowd gathered at a random corner of the street which you may not have visited for quite some time. There would be a probability that you will walk up to the scene and measure up the surrounding just to get that curiosity over.

When a noob sees people shouting their lungs out in front of a television he/she is almost sure to check it out, the excitement and the screams sure attract anybody. It is Football World Cup!!!

It is happening right now from Croatia win against Argentina that had an upset audience and they started to cry for Messi, Cristiano Ronaldo’s adrenaline rushed 3 goals against Algeria, France registering a thumping victory over Belgium and moving to semifinal and the news of doping for the host i.e. Russia  yes it is going on, the month where you need to want to leave your office early to support your favorite teams, it is the time where your boss, teacher, manager assignments didn’t bother you much but Argentina qualifying match against Nigeria gives you stress and trend penalty shoot outs gives you goosebumps!!

 Let’s have a recap, where it began? It all started in 1930 when Uruguay organized the first ever Football world cup, 13 teams participated at that moment of time and Uruguay had beaten Argentina 4-2 in front of a crowd of 68,346 people and became the first nation to win the World Cup. From an attendance of approximately 6 lakhs at that time to 3.2 billion in 2014 and this year the approximation was more than 7 billion. Trillions of fans all over the world and hundreds of players and multiple teams participating in a huge footie family! 

Further, few things that people are not aware about this world cup are as follows:

Viewership: More than 50% of the world’s 7.6 billion population watch The Cup and that is 4 billion people worldwide. According to FIFA, this makes the tournament “the world’s most viewed favorite sporting event.”

Splurge on alcohol and food: According to the latest stats over 750,000 liters of beer cans and bottles were sold in stadiums during the World Cup. A whooping number of 390,600 hot dogs have been consumed by the audience at the stadium. 

Increased Birth Rates: The Cup caused an increased in the birth rates of the host countries. Nine months after Germany hosted the World Cup in 2006 their country’s birthrate increased to more than 10 percent.

Football is no doubt the world’s most watched and favorite sport. However in this world cup few teams have not only grabbed the eye but also won our hearts. Iceland, that had a world ranking in the 130s four years ago, have now been hovering around the 30 mark. This is their first major tournament, and they are that petit nation so far to be able to make it to any major football finals. They drew with Portugal and Hungary and beat Austria in the group stage. Their country’s population merely is 3 lakhs and most of their players are not regular footballers as well. To add to this strange combination one of their managers is a dentist, their goalkeeper was a film director once upon a time.

Second most astounding team is Croatia. A team that has spurred victory flags against major teams like Argentina, England and many more strong contenders of the cup. This team’s unbelievable journey to finals will be etched in every football lover’s memory specially their penalty shootouts and their defense mechanisms. 

The stats had that Brazil and Italy both combined have 9 World Cup titles to their names. One of these two teams has won 45% of the 20 tournaments that were held. Brazil had won the most titles with 5 wins, ranging from 1958 to 2002. The Brazilians have appeared in every World Cup since its inception back in 1930. Italy and Germany has taken home 4 titles thus making them the second most winning country. Their victories range from 1934 to 2014, followed by Argentina and Uruguay with 2 wins each. Those five teams combine to a total of 16 wins. 

So if Croatia wins the world cup this time then it will be newest member to join the winners’ club and the 9th country to do so. The spotlight is definitely on Croatia and France in this Final.

Future of Virtual Reality in Entertainment, Media & Sports

It won’t be surprise if one social networking website pumps $2B in virtual reality company acquisition, this is a giant leap in provisioning the augmented reality which could be extended in our daily lives through those headsets and not just restricting it to the gaming consoles. This step by Mr.Zuckerberg is not because he thinks that virtual reality has a future, but he believes that virtual reality is the future of the entertainment industry. Adding more and more dimensions to the visuals gives an all new high to the users. Big players of the industry are already trying to make VR a household name, one of them is Google which is making Google cardboard sets which is as less as $30 to buy and is bought by millions who still can’t afford the high end headsets.

A decade back 3D movies were a rarity but today every sci-fi movie has a 3D version, in fact 4D, 6D, smell, air etc. they just want to tickle each sense of the audience and make them the part of the fiction through virtual reality. Virtual Reality has a presence everywhere be it in movies and media, sports or music. Last year US Open Golf tournament was streamed live in 3D experience, this year the Sundance Film Festival will showcase 3 full length feature films in VR including the 30 stories. So, VR is not confined to gaming only it is as much as part of the social networking too, which again depends upon the content of VR. Oculus, Sony, HTC, Google are the bigshots that are driving this entire VR experience market and they will soon come up with breakthrough technologies which can be played through the cellphones too, Samsung Gear has anticipated the VR in its phones already. The results are amazing and the upcoming features of VR in all segments of entertainment are very promising too.

Virtual reality will change the face of the visualization, imagine talking to somebody in 3D experience and you can actually see the person walking, talking and coming to you and sitting in your living room. Right now VR is restricted to the gamers primarily, there are experiments done in many other fields as well but the whole lot is underway still. The compelling reason for this is the equipment and the graphical welly on the PCs globally to run the virtual reality. Many Companies has a broader vision for VR and his acquisition of Oculus will surely shake the world with the boons of VR. He not only sees a possibility of sharing adventurous videos with friends and family on Facebook but also to make a virtual classroom for study and giving a feeling of sitting with students across the world in that classroom.

The virtual class concept will take a quantum leap from here. Total 360-degree and 3D visualization with binaural sound that reacts to the head movements, gesture-based controllers that would react to thumbs-up and also run by trigger of a finger that makes the viewer be hundred percent in it. NextVR, 8i are such companies that specializes in VR experiences are heading aggressively to collaborate with other giants to live broadcast some of the greatest sports events and tying up with major sports channels to make VR a name in all households and not just among the tech savvy people. As of now the response is enormous and the audience have made it a success.

The entertainment and media industry is beaming with this new concept of VR and immersed themselves into it. With this success ratio now there are advent of content producers to offer such content to the viewers. GoPro and Google camera rig devices will enable smaller publishers and agencies etc. to get into the action too, without taking into account the user-tailored content, something that is bound to grab people’s imaginations. Live streaming has become increasingly accessible and it’s growing in popularity because of the apps like Periscope, users’ demand for virtual reality content, for both ingesting and creating, should help boost the concept of VR forward. VR is not a techie thing anymore as its graduating to a point where the content producers are making the virtual reality stuff available to less technologically savoy masses, the future of entertainment is just right here.

International Breeze of Regional Entertainment

There was time when you ask someone that when the last time you have watched regional cinema is and their response was eehhh, may be couple of year back. This was the situation couple of years back now when you see people discussing about regional cinema, regional television series then it come as surprise. Many regional cinemas have proved themselves to the intestinal category and they have gain the popularity across the globe. 

We are not talking about the regional cinema in south because it was at that caliber since long time but if you talk about other language regional cinema like Marathi, Gujrati or even Punjabi those movies are being well made and people are watching them even international critics are giving good response. So we started analysis that what would have change in those cinema industry so that they have gain much popularity. Were there no good cinema was mad before or were there no good director existed before than now? Was the population of that particular group has been grown? The simple answer is no everything is same then what exactly change for this kind of revolution in regional entertainment.

The pure and simple answer is the acceptance of people. The regional people started accepting these cinemas and they started believing that in our industry also they can make good film. In all industries everything started with spark that one movie get big recognition then people start watching those kind of cinema in Marathi industry it started with film Shwaas and then the trend continues 

Currently there are so many films in regional cinema which are far better than popular films just because the subject and quality these movies can deliver  but only thing lack is the procedures are still not the level where they can spend huge amount of money also the star cast and film futurity is pretty small as compare to other film industries , Regional cinemas usp is there content which multimillion dollar movies cannot even think or dare to make cinemas or do the experiment people are doing in regional cinemas because they cannot afford to lose money rather they make films for money, rest the quality cinema come from regional category not even the cinema but the event and televisions series are making their big records that now people are started recreating them in there language today’s world regional cinema is getting much more recognition at all level but not making those kind of money simply because limited viewer base. This will be obvious that they will not make money like other Hindi cinema simply because of viewer base but when more and more people start watching these cinemas then they will definitely get commercial success only thing should not happen that if people are accepting these films then directors or procedure should not take viewer for granted and deliver us same kind of cinema as we have seen or one who did not accept. Regional people always look at regional cinema close to their heart.
